Clearwater Estates is located on the northeastern side of the lake, about 20 minutes from New Braunfels and 25 minutes from San Marcos. Developed in the late 1980's, Clearwater was relatively unpopulated by homes until the last 10 years. Most of the homes range in price from $200,000 to $375,000.

The typical home on the market in Clearwater is about 5-10 yrs. Old, and usually in the 1,500-2,500 sq. Ft. Range. There are quite a few lots for sale, and they range in price from $20,000 to $30,000 usually 1 acre in size. Building restrictions are a minimum of 1,400 sq. Ft., and exteriors must be 75% masonry. All homes must have a garage, either detached or attached, and construction must be completed within 1 year after starting. The topography is interesting. Long, rolling hills with some very steep inclines also is the best way to describe it. Attractive hillviews are common. Most lots are heavily wooded, with all the trees that are common in Central Texas.
