Ensenada Shores

Ensenada Shores, is a relatively new development located on the south shore of Canyon Lake between Canyon Lake Hills and The Woodlands.

Ensenada began selling lots in the summer of 2004 and has sold out phases 1 and 2 as of July 2006. The largest development on the south side, Ensenada still has about one third of it's acreage left to develop and sell. As of April 2008, the newest section, Las Brisas is now open and lots are being sold.

The developer is Steve Sallman who also did Oak Shores. The land for Ensenada was the last large tract on the south side of the lake and although the majority of it is far away from the main body of the lake and there are few waterfront and waterview lots, it is extremely well done with wide, safe roads, a beautiful entrance, and first class amenities.

The amenities include a waterfront pavilion with a stone exterior and tile roof which resembles a custom home and a stone path to the waterfront, a community pool with matching architecture, hike and bike trails and a fishing pond.

Although phases 1 and 2 sold out recently, we are beginning to see resales come on the market through local realtors. The best waterview and waterfront lots are located in these phases. Currently (April '08) there are 5 waterview lots on the market, listed between $145,000 to $210,000, all about one acre tracts. There are three waterfront lot listed between $285,000 and $350,000 for 1.5-2 acres. Lot sizes in Ensenada range from 1-3 acres and there are quite a few interior lots available ranging in price from $60,000 to $90,000, and some very nice hillview and partial waterviews in the newest sections ranging from $95,000 to $210,000.

Building requirements are a minimum of 1,800 sq. Ft., 80% masonry, with garages facing the side of the property.

There are several extremely well done spec homes from local builders listed for sale and some very nice custom homes nearing completion also.
