Mystic Shores is a 7,400 acre sprawling, upscale development on the northwest side of Canyon Lake.

Mystic Shores is known for it's huge panoramic views of Canyon Lake, the Guadalupe River, and the Texas Hill Country.

Amenities include a 20 acre waterfront park with a Junior Olympic size pool, tennis courts, basketball courts, sand volleyball, picnic pavilions, and a waterfront jogging path. A 100 acre nature preserve, FREE boat and RV storage, and a new boat ramp.

Also in Mystic Shores is The Peninsula, an exclusive gated community of estate size lots with more stringent restrictions on home construction.

Lot sizes range from 1 to 10 acres. Restrictions vary depending on which unit the lot is located in, but most often the minimum building size will be 2,500 sq. ft. with 80% masonry and garage doors must face the rear or side of the property.

Bluegreen Development Co, who built and developed Mystic Shores, finished selling all the lots on the lakeview side of the development about 1 year ago, but there are quite a few lots for sale on the resale market, through local realtors. Lot prices range from $45,000 for a 1 acre hillview, to $125,000 for a 5 or 6 acre hillview. Ground level waterview lots range from $135,000 to $350,000 and waterfront lots from $250,000 to $500,000. There are some spectacular homes coming available on the resale market and some new "spec" homes from some of the Hill Country's finest builders. Prices range from $400,000 to $1,290,000.
