Oak Shores is a 100 acre master planned, gated community
on the southern shore of Canyon Lake. Consisting of
99 lots, many people feel that this small, exclusive
community is the most prestigious on the lake.
The developer, Steve Sallman, who was formerly the
head engineer for H. L. Hunt subdivisions in Dallas,
began Oak Shores in the late 1990’s and started
selling lots in early 2000. He started with a piece
of property that was perfectly suited for an exclusive
waterfront subdivision and only made it better.
Nearly every lot has a beautiful water view. The
waterfront is unlike any other on Canyon Lake in that
it has a wide, flat shoreline on deep water, and has
a sloping incline up to a flat home site. This affords
waterfront residents a spectacular water and hill
view, but also a gentle walk down to a beach-like
shoreline which is perfect for launching water toys,
fishing and hiking.
The remainder of Oak Shores is set into a bowl-shaped
hillside that has a gradual increase of almost 200
ft. In elevation to the back of the subdivision. Because
of this terrain, nearly every lot has a gorgeous,
unblockable, view.
Obviously, the lots in this subdivision sold out
quickly, and what are available now are resales through
local realtors The waterfront lots, when available,
range from the high $200,000 price range to the $400,000
range. Water view lots range from $125,000 to $175,000
for front views, and $140,000 to $175,000 for rear
views. Lot sizes range from .75 acres to 1.2 acres,
with most being 1 acre.
Building restrictions are 1,800 sq. Ft. Minimum for
non-waterfront to 2,300 sq. Ft. Minimum for waterfront.
Exterior requirements are 80% masonry, and all garages
must open to the side.
Home prices have been consistently running from $175-$200
per square foot for waterview homes and waterfront
homes have been from $275-$325 per square foot.
The setbacks lines vary by lot, as the developer
staggered them to be prevent views from being blocked,
and height requirements vary by lot also.
