Mystic Shores is a 7,400 acre sprawling, upscale development on the northwest side of Canyon Lake.

Mystic Shores is known for its huge panoramic views of Canyon Lake, the Guadalupe River, and the Texas Hill Country with plenty of elbow room from neighbors.

The south side of Mystic Shores have 1+ acre home sites with mostly underground utilities, while the north side have 3+ acre home sites with above ground utilities.

Amenities include 2 swimming complexes, one of which is a 20 acre waterfront park with a Junior Olympic size pool, bath house, tennis courts, basketball courts, sand volleyball, picnic pavilion, children playground and a waterfront jogging path. In addition, Mystic Shores has a 104-acre nature preserve, Hiking, Mountain Biking & Horse Trails, and Boat and RV storage are available for property owners, along with a recently built boat ramp.

Also in Mystic Shores there are two gated areas, the first is called The Peninsula and the second Rio Central, and both are exclusive gated communities of estate size lots with more stringent restrictions on home construction.

Lot sizes range from 1 to 10 acres. Restrictions vary depending on which unit the lot is located in, but most often the minimum building size will be 2,000-2,300 sq. ft. with 50-75% masonry and garage doors must face the rear or side of the property.

Bluegreen Development Co, who built and developed Mystic Shores, finished selling their lots several years ago, but there are a great selection of lots for sale on the resale market, through local realtors like myself. Lot prices start at around $45,000 for a 3 acre hill view, to $65,000 for a 5 or 6 acre hill view. 1 acre ground level water view lots range from $70,000-$225,000 and waterfront lots from $200,000 to $475,000. There are some spectacular homes coming available on the resale market and some new "spec" homes from some of the Hill Country's finest builders. Prices range from $350,000 to $1,395,000.
