Village West is considered by the locals to be an
"upscale" version of Canyon Lake Hills.
Village West is located on the southeast shoreline
of Canyon Lake. Village West is known for it's fabulous
water views, unique architecture, and Turkey Cove.
Village West was originally developed in the late
1960s, and is comprised of 6 units, and nearly 900
lots.
Although most of the lots have been built on, there
are still undeveloped lots available through local
realtors. Most lots are 60-90 ft. Wide, and interior
lots range in price from $15,000 to $30,000, water
views from $60,000-$100,000, and waterfront lots from
$200,000 to $300,000.
Homes in Village West have a very wide range from
the $150,000 home on an interior lot to several incredible
million dollar waterfront homes. The majority of the
homes in Village West are very well done "lake
homes" that were built in the 1980's and are
actually second homes which their affluent owners
retreat to whenever possible.
The waterfront in Village West is at a very high
elevation, one of the highest waterfronts on Canyon
Lake. Because of this it has what is considered by
many to be the best water views on the lake. The walk
down to the water can be steep on some lots, and many
of the residents have terraced backyards and natural
stone steps which are very attractive. The average
waterfront home was built in the late 1970's to 1980's,
is multi-leveled, 3,000 to 5,000 sq. Ft., and priced
from $400,000 to $700,000. There are very few undeveloped
waterfront lots left, and if one comes available it
goes quickly, as a new 4-5,000 sq. Ft. Home on the
waterfront can bring $1,000,000 fairly easily.
